What it is

What is soft washing?

Pressure cleaning removes grime by force. Soft washing removes it chemically, then rinses at roughly garden-hose pressure. The water does almost nothing; the solution does the work.

That matters because a lot of what needs cleaning cannot survive being blasted. Paint, render, old timber, roof coatings, soft pointing, fibro, natural stone. Push high pressure at any of those and the surface comes off with the dirt, sometimes visibly, sometimes as damage that shows a year later.

Soft washing also kills the mould and lichen rather than just knocking the tops off, which is why a soft-washed surface tends to stay clean noticeably longer.

Where we use it

Painted render and cladding, most house washes, old terracotta and coated roofs, fibro and asbestos-era sheeting, delicate timber, fences and screening, and anything already showing failing paint. It is also the method behind our terracotta roof treatment programme.

Render and paint

What low pressure does to a mouldy wall

High pressure would have taken the render and the paint with it. These were done chemically.

The unusual surfaces

Not sure it can take it? Ask first

Most of the odd jobs we get asked about come down to soft washing, because the reason they are odd is that nobody wants pressure near them.

  • Marine carpet on decks, pontoons and boats
  • Outdoor privacy blinds and shade screening
  • Electric roller shutters
  • Old and damaged roof paint that would strip under pressure
  • Travertine, sandstone and other natural stone
  • Freshly laid concrete, which pressure will etch permanently

If you have something that needs cleaning and are not sure it can take it, ask. We would rather give you the honest answer than take the job and hope.

… Made everything look as new again, so much that I’ve decided I don’t actually need to repaint the place anytime soon.
