Why old terracotta cannot be blasted
Steep treed streets below Toohey Forest, many houses approaching or past a hundred years old, and roof after roof of old terracotta tile.
An old terracotta tile has a fired surface that has already lost most of its glaze to sixty or eighty years of sun. Underneath is porous clay. Put a pressure washer on it and three things happen: the remaining surface is stripped, the tile becomes more absorbent, and the mortar pointing along the ridges and hips, which is what holds the capping on, gets chewed out.
That last one is the expensive part. A roof that looked clean on the day can let water past the ridge capping the next wet season, and re-pointing costs many times what the clean did. We will not do it.
What we do instead is a treatment programme: chemical applied at low pressure, then reapplied on roughly a three-month cycle, so the moss and lichen die and weather off rather than being ripped off.

Someone quoted me half as much to pressure clean my terracotta roof. Why?
Because pressure cleaning is quick, and the damage does not show until later. Stripped tiles and blown-out ridge pointing are the usual outcome. We would rather lose the job than do that to a roof.
How long does the treatment programme take?
Months, not days. The chemical is applied and reapplied on roughly a three-month cycle, and the growth dies back between visits. You see steady improvement rather than one dramatic day.
Can a terracotta roof be made to look new again?
Not new, no. Clean and healthy, yes. Anyone promising new is describing a coating or restoration, which is a different trade and a much bigger bill.
